What is an EICR and why is it important?
An EICR is like an MOT but for your properties electrical system. Its a formal document that documents a properties condition following an electrical inspection. It evaluates the installations age, integrity of the wiring, installation methods, forms of safety equipment, accessories and more.

Who Needs an EICR?
LANDLORDS - As of July 2020, all rental properties must have a valid EICR carried out at least every 5 years.

HOMEWONERS - Whilst not a legal requirement we emphasise the importance of electrical safety and recommend a valid EICR be performed at least every 10 years.
​
BUSINESS OWNERS AND COMMERCIAL UNITS - Like rental most commercial premises require an EICR every 5 years with some environments requiring inspections at much shorter intervals.

What Does an EICR Involve?

Visual Inspection
We always start an EICR by visually inspecting the property for Electrical Safety and noting any issues to be rectified. These inspections examine the condition of consumer units, wiring, earthing and bonding, protective devices and a properties electrical arrangement.
Electrical Testing
Electrical Testing is carried out in two stages Dead Testing and Live Testing. Just a few aspects of these tests are Continuity Tests, Earth Fault Loop Impedance Tests and Polarity Tests.

Together these tests help verify an installations condition and give an accurate picture of a circuits functionality and safety inline with the requirements of BS7671.
Understanding an EICR's Report Codes
Every EICR should come with certification that determines if there is any aspect of the install that is'nt compliant. These aspects are given the following classification codes:

C1 - Immediately Dangerous

C2 - Potentially Dangerous

C3 - Recommended Improvement Required

FI - Further Investigation Required to Determine Risk

Any C1,C2 or FI classification is deemed unsatisfactory and requires remedial work inline with the report before it can be deemed safe for continued use.

Common Faults found on EICR's

What Happens After an EICR
Has Taken Place?
If your property has an EICR with no C1, C2 or FI classifications we will issues a Satisfactory Report and Certification. If your report has highlighted potential issues we offer a quick turnaround no obligation quote for the remedial work. Once completed a Satisfactory report is issued in the form of a Minor Works or Electrical Installation Certificate outlining the remedial work carried out.
